    SECTION 3: ABOUT HUDSPETH COUNTY
    Hudspeth County is a county located in the U.S. state of Texas. As of the 2020 census, the population was 3,202.[1] Its county seat is Sierra Blanca, and the largest community is Fort Hancock. The county is named for Claude Benton Hudspeth, a state senator and United States Representative from El Paso. It is northeast of the Mexico–U.S. border.
    Hudspeth County is included in the El Paso Metropolitan Statistical Area. It is one of the nine counties that comprise the Trans-Pecos region of West Texas. Hudspeth is one of two Texas counties to observe Mountain Time, along with neighboring El Paso.
    The Mescalero Apache frequented the area to irrigate their crops. In 1849, John Salmon "RIP" Ford explored the area between San Antonio and El Paso noting in his mapped report the productive land upon which the Mescalero Indians farmed. By the mid-17th century the Mescaleros expanded their territory to the Plains Navajos and Pueblos from the Guadalupes, and El Paso del Norte. Their feared presence deterred white settlers. In January 1870, a group of soldiers attacked a Mescalero Apache village near Delaware Creek in the Guadalupe Mountains. In July 1880, soldiers at Tinaja de las Palmas attacked a group of Mescaleros led by Chief Victorio. In August 1880, buffalo soldiers ambushed Victorio at Rattlesnake Springs. Victorio retreated to Mexico and was killed in October by Mexican soldiers. Two weeks later, Apaches killed seven buffalo soldier, members of the famous black Tenth United States Cavalry.
    The demand for new routes from Texas to California caused an uptick in explorations. The San Antonio-to-El Paso leg of the San Antonio-California Trail was surveyed in 1848 under the direction of John Coffee Hays. Hudspeth became known as a place travelers passed through, on their way to somewhere else. Fort Quitman was established in 1858 to provide protection for travelers.
    According to the U.S. Census Bureau, the county has a total area of 4,572 square miles (11,840 km2), of which 4,571 square miles (11,840 km2) are land and 0.8 square miles (2.1 km2) (0.02%) is covered by water. It is the third largest county in Texas by land area. Part of Guadalupe Mountains National Park lies in the northeast corner of the county.

    Texas is a state in the South Central region of the United States. At 268,596 square miles (695,662 km2), and with more than 29.1 million residents in 2020, it is the second-largest U.S. state by both area (after Alaska) and population (after California). Texas shares borders with the states of Louisiana to the east, Arkansas to the northeast, Oklahoma to the north, New Mexico to the west, and the Mexican states of Chihuahua, Coahuila, Nuevo León, and Tamaulipas to the south and southwest; and has a coastline with the Gulf of Mexico to the southeast.
    Houston is the most populous city in Texas and the fourth-largest in the U.S., while San Antonio is the second most populous in the state and seventh-largest in the U.S. Dallas–Fort Worth and Greater Houston are, respectively, the fourth- and fifth-largest metropolitan statistical areas in the country. Other major cities include Austin, the second most populous state capital in the U.S., and El Paso. Texas is nicknamed the "Lone Star State" for its former status as an independent republic, and as a reminder of the state's struggle for independence from Mexico. The "Lone Star" can be found on the Texas state flag and on the Texas state seal. The origin of Texas's name is from the Caddo word táyshaʼ meaning 'friends'.
    Due to its size and geologic features such as the Balcones Fault, Texas contains diverse landscapes common to both the U.S. Southern and the Southwestern regions. Although Texas is popularly associated with the U.S. southwestern deserts, less than ten percent of Texas's land area is desert. Most of the population centers are in areas of former prairies, grasslands, forests, and the coastline. Traveling from east to west, one can observe terrain that ranges from coastal swamps and piney woods, to rolling plains and rugged hills, and finally the desert and mountains of the Big Bend.
    The term "six flags over Texas" refers to several nations that have ruled over the territory. Spain was the first European country to claim and control the area of Texas. France held a short-lived colony. Mexico controlled the territory until 1836 when Texas won its independence, becoming the Republic of Texas. In 1845, Texas joined the union as the 28th state. The state's annexation set off a chain of events that led to the Mexican–American War in 1846. A slave state before the American Civil War, Texas declared its secession from the U.S. in early 1861, and officially joined the Confederate States of America on March 2 of the same year. After the Civil War and the restoration of its representation in the federal government, Texas entered a long period of economic stagnation.
    Historically, four major industries shaped the Texas economy prior to World War II: cattle and bison, cotton, timber, and oil. Before and after the U.S. Civil War, the cattle industry—which Texas came to dominate—was a major economic driver for the state, and created the traditional image of the Texas cowboy. In the later 19th century, cotton and lumber grew to be major industries as the cattle industry became less lucrative. It was ultimately, though, the discovery of major petroleum deposits (Spindletop in particular) that initiated an economic boom which became the driving force behind the economy for much of the 20th century. Texas developed a diversified economy and high tech industry during the mid-20th century. As of 2015, it has the second most Fortune 500 company headquarters (54) in the United States. With a growing base of industry, the state leads in many industries, including tourism, agriculture, petrochemicals, energy, computers and electronics, aerospace, and biomedical sciences. Texas has led the U.S. in state export revenue since 2002, and has the second-highest gross state product. If Texas were a sovereign state, it would have the 10th-largest economy in the world.

    Are there any fees involved with this sale other than the final bid + 5 document fee?
    - No, there are no other costs/fees. We draft all required documents and we cover the transfer tax, recording fee and all mailing costs.
    I live out of state and I am wondering if the deal can be closed via mail? Or do I need to travel to sign papers?
    - No, the entire process can be done online and there are no documents for you to sign. The entire process is handled from our end.
    I live outside of the USA and I am not a US Citizen. Can I legally own land within the USA?
    - Yes, non US citizens can legally own land within the USA. Approximately 10% of our buyers are non US citizens.
    Has anyone ever build on a property that they've bought?
    - Yes! This is the real deal! When buying one of our buildable lots, many of our buyer elect to build log cabins, prefab homes and standard built homes.
    Do I get water rights with this property?
    - No, as is common practice with almost all rural, dry western states, water rights are obtained separate from real estates. This sale is just for the land.
    How would I obtain water?
    - A well would be necessary to obtain water as most of our properties are not hooked up to city water. However, some buyer elect to collect water with tanks and other hire services to have water delivered to them regularly.
    What mineral rights to I get with this land?
    - We convey 100% of our mineral rights with this sale. This will be called out on the Warranty Deed.
    Is there sewer service or do I need a septic tank?
    - Sewage would be via septic tank. There is no city sewer system for the property.
    Is there a time limit to build?
    - No, there is no time limit to build and no maintenance required. The property can sit vacant as long as you like. The land is sage and wild grasses. There is no upkeep required.
    Are there any back taxes or liens on the property?
    - The taxes are paid current and there are no back taxes or liens on the property. The land is free & clear of any encumbrances. But also don't just take our word for it, we encourage all of our buyer to do their due diligence so that they know exactly what they're buying.
    What type of deed is used to transfer ownership?
    - The deed will be a Warranty Deed, the strongest and safest of deeds.
